It is recommended by staff and the Planning Board that the initial zoning of the property be R-3: High Density Residential. Following the initial zoning will be the conditional zoning of 1585 Jonathan Creek Road having PIN 8607-27-9452. Due to the size and nature of the proposal from Civil Design Concepts, PA for the development of a 15.5 acre subdivision containing 89 dwelling units (58 single family & 31 multifamily) the applicant is required to proceed with a Conditional Zoning District. The Planning Board proposed text amendments to the Unified Development Ordinance Sec. 3-3. Density & Dimensional Table, Sec. 3-12. Building height, and Sec. 6-5. Design guidelines (f) Height. It is proposed that the by right increase to a 65-foot maximum height in Special Flood Hazard Areas be removed.
